Overview
St James’s Market is a prestigious and high-profile redevelopment, creating a new destination for the St James’s and West End markets. The new scheme almost doubles the lettable office floor area of the original buildings and incorporates a single loading bay with underground connections and ground-breaking fire engineering design.
Highlights
There was a challenging planning context, with town planning, listing and conservation considerations. Our reputation in the industry for delivering on our commitments to planners, conservation bodies and stakeholders certainly contributed to the successful outcome.
During the project, The Crown Estate introduced a new 50% JV partner and another building to be part of the scheme. We adapted the scheme and accommodated these changes within the original master programme.
The completed project delivers flexibility in design and use – tenant feedback has been universally positive.
