Development Management of complex central London mixed redevelopment

Overview


Development Manager for the redevelopment of a substantial site in Covent Garden. The site of redundant building stock is bounded by Mercers Street, Long Acre and Langley Street and was redeveloped to create a new vibrant mixed use scheme of high end retail and 24 private rental apartments surrounding a new piazza linked to main thoroughfares behind Long Acre. The redevelopment included the extensive refurbishment of a single prime Victorian warehouse building to create a flagship retail store.

Highlights

We inherited a design team, a scheme without planning consent and a project with key risks unresolved. These included rights of light matters and key constraints from adjoining owners. The retention and re-use of an existing building as a retail store was a major challenge.

Planning consent obtained, risks resolved and scheme completed ahead of programme and below budget. Renegotiated contract during construction to deliver part early to enable pre-let and early trading of flagship store

  • Full DM service post planning to occupation
  • Re-affirming the client brief, vacant possession management, enabling works, design, procurement, construction including tenant negotiations and fit out approvals
  • Managing and maintaining complex stakeholder relations
